Terms & Conditions

Green & Wight Lettings Ltd will be delighted to assist you in the Letting of your property. We can let your property in one of the three following ways.

Let Only

  • Advertise and find a tenant for your property.
  • Carry out the appropriate referencing.
  • Prepare an Assured Shorthold Tenancy Agreement (AST).
  • Collect a deposit (equivalent to six weeks rent).
  • Collect one months rent in advance and pay it into your nominated bank account.

Let and Rent Collection

  • Advertise and find a tenant for your property.
  • Carry out the appropriate referencing.
  • Prepare an Assured Shorthold Tenancy Agreement (AST).
  • Collect a deposit (equivalent to six weeks rent) and register it with The Deposit Protection Service.
  • Collect one months rent in advance and pay it into your nominated bank account. Thereafter, the monthly rent will be  collected  on the rent due date and paid into your nominated bank account. Monthly rent statements will be sent by post or email if email address is provided.
  • Offer support and advice throughout the term of the Tenancy. We will be the first point of contact for the Tenant for any problems that may arise, such as maintenance issues, breakages etc. We will then contact you for instructions regarding appointing an approved contractor or if you would like to deal with it yourself.

Full Management

  • Advertise and find a tenant for your property.
  • Carry out the appropriate referencing.
  • Prepare an Assured Shorthold Tenancy Agreement (AST).
  • Prepare a full and concise Inventory of the fixtures and fittings of the property including utility meter readings and a schedule of condition to be agreed with the Landlord and Tenant and carry out check in and check out reports.
  • Collect a deposit (equivalent to six weeks rent) and register it with The Deposit Protection Service.
  • Collect one months rent in advance and pay it into your nominated bank account. Thereafter, the monthly rent will be collected on the rent due date and paid into your nominated bank account. Monthly rent statements will be sent by post or email if email address is provided.
  • Offer support and advice throughout the term of the Tenancy. We will be the first point of contact for the Tenant for any problems that may arise, such as maintenance issues, breakages etc. We will then contact you for instructions regarding appointing an approved contractor or if you would like to deal with it yourself. We can hold a float of a negotiated sum to cover repairs of minor issues or emergencies and arrange this on the Landlords behalf.
  • Carry out management visits of your property and provide helpful and relevant feedback.
  • Ensure that all gas and electrical safety certificates are arranged and kept up to date.
  • Preparation of Legal documentation for repossession.
